We are commercial developers specializing in office parks. Our build-to-suit offices are custom built to service the needs of our tenants. Allowing our tenants to increase efficiency in their operation, build new streams of income by having space to offer new services, increase capacity and ultimately have a space that more accurately represents their brand.
We’ve developed professional & medical offices since 2005. Over the last 17 years we have organized a system in which we take care of just about everything so that building a new office is not the exhausting process it would otherwise be. This has allowed our tenants to focus on running their business instead of hiring and managing architects, interior designers and contractors.
Below is the 8 step process:
- Select a unit
- Sign a lease for the selected space. A security deposit equal to one months rent is required at the signing of the lease.
- Meet with our in-house design team, at your current office. At this meeting our team will get an idea of your business operation and your vision for your new office. Please allow one hour for this meeting. From this meeting our design team will design your new office and upon your approval of the design will submit the plans for permitting.
- Once a building permit has been issued, construction on your office will commence.
- When the building gets to frame stage you will meet on site to make selections with our interior design team. We found it is more effective to bring samples to the space than to make selections in a show room. You will get a better feel for the selection by viewing the sample in the space. You should allow one hour for this.
- Once selections are made the construction process can move forward to completion.
- Upon the completion of construction we coordinate required inspections and obtain a certificate of occupancy.
- The lease would commence upon obtaining the certificate of occupancy and we turn over the keys to your brand new custom built office and you are ready to open for business. Note in some municipalities the fire marshal requires you to move in prior to them approving the final inspection. In such case you would be required to move in prior to receiving a certificate of occupancy.
During the construction process you are more than welcome to visit the site to monitor the construction but by no means are you required to. We manage the construction, its up to us to make sure people show up, follow the plans and use quality workmanship.
As you can see it is a streamlined process that requires minimal time on your behalf so that you can continue to focus on running your business.
